Adam Brody’s boy-next-door charm on The OC may be a far cry from his real-life attitude — because the actor's Los Angeles tenants consider him a terrible landlord, RadarOnline.com can exclusively report.

A source told RadarOnline.com exclusively tenants complained that Leighton Meester's husband, 38, has neglected to do repairs around the condo he owns. He even allegedly refused to fix the busted air conditioner in extreme Los Angeles heat this summer!

“It’s been 100 degrees and sweltering. That’s been going on for a month,” the source claimed. “And the tenant has asthma so the heat can be more of a health issue.”

“They keep saying someone is going to come out, but just keep taking their time with fixing things."

The two-bedroom, two-bath condominium the TV star owns with a friend is located in an upscale section of Los Angeles.

“They’re terrible landlords!” the source told RadarOnline.com. “They’re kicking out the renter after her lease is up soon without any explanation. The whole process has been miserable.”

In addition to the broken AC, the source claimed the kitchen sink is in disrepair.

“The piping under the kitchen sink has been held together by duct tape for months, and no one has gotten it to work. Everything just takes forever and it shouldn’t," the source alleged, adding that the tenant is getting kicked out of the building at the end of her lease with no explanation.

“She feels like they’re kicking her out so they can sell it or renovate and rent it at a higher price."

According to California records, the 1,400 square foot unit was purchased in 2002 for $355,000.

Meanwhile, Brody lives with wife Leighton Meester, 32, and their daughter Arlo Day in another property.

A rep for Brody did not respond to RadarOnline.com's request for comment.
