Usher is selling off his ritzy homes since being socked with multimillion-dollar lawsuits from partners who charge the sleazy singer infected them with the incurable sex bugRadarOnline.com can exclusively report!

The shameless "Burn" singer, who's also in the midst of an ugly $180 million divorce from wife Grace Miguel, had the fire sale after being hit last year with a $20 million lawsuit by two women — and one man — who accused the bed-hopper of giving them the STD during unprotected sex.

He's also facing a herpes lawsuit from Laura Helm, who blasted Usher, 39, for claiming she was to blame for not bringing condoms to their hotel hookups!

Earlier this month, the Grammy winner finally sold his Georgia mansion for $1.5 million. The move came after he listed his $4.2 million L.A. home, which went on the market following the revelation that one of his accusers was Grace's pal!

"Grace was humiliated," the source said. "Now she's going to make him pay!"
