Cheban, 42, recently celebrated his birthday with Kim, her sisters Khloe and Kourtney Kardashian, Kylie Jenner, and their mother Kris Jenner.
Cheban and Popovsky, 26, locked arms as they strolled through the outdoor mall.
Kardashian's bestie was in Los Angeles to film scenes for Keeping Up With the Kardashians, RadarOnline.com exclusively learned.
"Kim is very possessive of Jonathan," a source told RadarOnline.com. "She doesn't care if he has a girlfriend. She always wants to be #1 in his life."
The cute couple were casually dressed in colorful jackets while they shopped at the mall.
