The Orange County housewives sure know how to splash the cash, but when it comes to their homes, Heather Dubrow is the biggest spender of all.

Dubrow is ready to start a new TV season with a new home.

Actually, a mansion is more like it, and she and her hubby Terry have already spent nearly $7 million to build it from scratch -- and there's still a lot more money to be spent out on the unfinished luxury home, RadarOnline.com has learned exclusively.

The Real Housewives of Orange County stars quietly sold their Newport Coast estate in 2013 for more than $16 million, and at the same time, bought a vacant plot of land along the exclusive SoCal beach enclave for a not-too-shabby $4 million.

The couple traded their massive 11,000 sq. foot Mediterranean villa for something even bigger -- by custom constructing a whopping 17,000 sq. foot hotel-like mansion with amenities fit for a king and queen.

According to permits filed with the County of Orange and obtained by Radar, the uber-successful plastic surgeon and his sometimes-actress wife didn't scrimp on the lavish details for their two-story palace that include a sunken courtyard, carriage porch on the motor court, outside loggia area, grand colonnade with columns, second-floor deck, and numerous balconies.

And for the botch doc, living lavishly apparently doesn't come with a budget, all of which is (so far) costing well over $2.2 million. And because the renowned plastic surgeon is so wealthy, Terry's building a huge 3,000 sq. foot underground garage for his fleet of cars; and dropping an extra $150,000 on a 670-square foot pool and spa.

Believe it or not, that still doesn't include hundreds of thousands more dollars spent on fees, prepping the land and keeping looky-loos out with eight-foot walls (which will cost them over $60,000) and getting a guest house started for $140,000, amongst many more upgrades.

Fans will have to tune in to see the Dubrows' new digs when the show's tenth season premieres in April.
